View Court is a mixed-income community providing sustainable, affordable, and secure housing for our members.

32 units in two buildings:

– The apartment building on 12 West 10th Avenue

– The house to the south on Ontario Street

The minimum income, for a member is three times the housing charge for the suite requested. Source of income must be consistent income. Student loans, grants or scholarships are not considered consistent income.

Applicants must purchase a refundable membership share of $1000.00 upon moving into View Court Co-Op.

At this time we do not have a subsidy available.

Availability

On average we have one vacancy a year for a single person household. Only small bachelors are available to external applicants. This is consistent with View Court’s under-housing policy that permits only one person per bachelor suite.

After living at View Court for six months members can put their name on a internal wait list for a larger suite.

Noise Concerns

Our building was built in 1912 when standards for soundproofing were different.  Because of this, we are very aware of the impact that our activities, especially noise, may have on our neighbours.  We do not allow loud music or loud musical instruments to be practiced in the building.

Pets

Cats are welcome.  With the exception of guide dogs this is a dog free building. Permitting larger fish tanks, birds, and other pets would be decided by the Membership Committee.

Non- Smoking

We do not permit smoking or vaping in the building or on the surrounding grounds.

Wheelchair accessibility

Unfortunately we do not have an elevator and are not wheelchair accessible. However, our east entrance is on street level. Please note that our laundry and storage rooms are in our basement.

Parking

City permit parking is available.  The Co Op does not have designated street parking or a garage.

There is access to a variety of car sharing services within a few blocks radius and a Mobi bike station across the street.
